While we wait for this afternoon’s post, I wanted to put out once again the plea for providing your appraisal information so that the pre-sales buyers can get a good read of the current situation. Even if the information was nothing more than: “Vuebuyer, just got my appraisal back, it came in at 10% less than the 2007 contract price”, that would still be extremely helpful.
Of course, the ideal disclosure would be the year contracted, the unit (loft, 1 bedroom, 2 bedroom etc.), floor, view, and preferred lender that commissioned it, but we will not get greedy! Also helpful is what were the units used to comp…so far I have heard of the Trademark and the Avenue. The size discrepancy would also be interesting, along with the appraised price per actual square foot (“My appraisal came in a $300/actual square feet, 10% below my contracted price.”)
